Soft Water Is Not the Same as Harmless Water

The Peninsula holds the densest concentration of Eichlers anywhere — more than 2,700 in Palo Alto and roughly 650 in the San Mateo Highlands, the largest single tract ever built. Radiant heat is cast into the slab, and there is no crawlspace and no attic. A new water line cannot go under the floor, and cutting the slab risks the heating loop, so the same repair is a different job here than three streets away.1 to 3 grains per gallon. They are in a different kind of trouble. Water this soft carries almost no dissolved mineral and very little alkalinity, around 20 mg/L, so rather than laying down a protective scale layer it strips one — and takes metal with it. That is why the utility treats for corrosion control rather than for hardness. In an appliance it shows up as the opposite of a hard-water fault: not a furred-up element but pitted metal, weeping solder joints on copper fill lines, and pinholes upstream of a valve that then get reported as an appliance failure when the appliance is fine.

And nothing here ever really dries out. A marine climate with a long cool wet season means a door gasket rarely gets a chance to dry between cycles, and a garage or utility-room install runs for months in air sitting close to saturation. Seals perish rather than crack, which passes a visual check and still leaks.

I have an Eichler. Can you run a water line to the ice maker?
Yes, but not the usual way, and anyone who quotes you two hours has not seen one. There is no crawlspace and no attic, and the radiant heating loop is cast into the slab — cutting it is how a kitchen job turns into a heating job. The line goes overhead or around the perimeter. It takes longer and it is the only way that does not risk the floor.
Does it matter which side of the hill I am on?
For anything with a condenser or a door seal, yes. Half Moon Bay, Montara, Moss Beach and El Granada sit in salt air; eight miles east over Highway 92 they do not. Coastside coils corrode from the outside in and need cleaning on a schedule the bay side can ignore.
My ice maker is producing less and less. Module or water?
Almost always water. Scale narrows the fill valve and coats the mould heater gradually, so output tapers off over months. A failed module stops ice outright, overnight. Which one you have is usually clear from how it went, and it decides whether this is a descale or a replacement.
Do you work on appliances you did not install?
Almost always — most of what we see was installed by someone else, often years ago. What matters is the model and the fault, not who put it in.
